    13 Top Cheapest Towns to Live in Uganda in 2026

    If you are looking to cut costs without leaving the country, location matters more than most people think. Across Uganda, there are towns and municipalities where land is affordable, rent is low, and the cost of living stays manageable. Most of them sit in the eastern and northern regions, though a handful of commuter towns near Kampala also offer good value for those who need to stay within reach of the capital.

    Here is a look at where your money goes furthest.

    1. Bugiri tops the list as arguably the least expensive town in the country. Prime land plots are available at costs that would be unthinkable in most other areas, making it attractive for anyone looking to buy rather than rent.

    2. Iganga offers very affordable residential plots and a low cost of daily life, making it a solid option for anyone looking to settle in the east without stretching their budget.

    3. Kamuli sits in similar territory, with accessible prices for both commercial and residential needs that remain within reach for ordinary earners.

    4. Soroti, now a city, still holds relatively low land prices. Move slightly outside the city center and ordinary residential plots become quite inexpensive.

    5. Arua, in the West Nile region, is growing fast but still offers significantly lower land costs compared to Kampala. Areas like Ediofe remain accessible for both buyers and renters.

    6. Gulu offers affordable housing in residential neighbourhoods like Pece-Tegwana, Kirombe, and Kanyagoga, even if land closer to the city center has become pricier in recent years.

    7. Lira is frequently cited as one of the cheapest cities in northern Uganda for both renting and buying property, making it a practical base for those working in the region.

    8. Mbale stands out for combining reasonable urban amenities with lower commodity prices than Kampala, particularly in areas around Nkoma.

    9. Masaka is considered affordable especially in areas like Nyendo and Kimaanya, offering a quieter pace of life at a lower cost than the capital.

    10. Bushenyi rounds out the main list as a reasonably priced municipality in western Uganda, with decent land and housing costs for those looking to settle in that part of the country.

    For those tied to Kampala

    Not everyone can relocate far from the capital, but living in central Kampala is not the only option. Several commuter towns on the outskirts offer much lower rents while keeping the city within reach.

    11. Bulenga is known for very low-cost single rooms, with monthly rent sometimes as low as 80,000 to 100,000 shillings.

    12. Gayaza and Kiwenda are rapidly developing and remain affordable despite growing demand.

    13. Mukono and Seeta have long been popular as bedroom towns, offering cheaper housing than anything you would find closer to the city center.

    What the numbers look like

    In smaller towns like Bugiri, a plot of land can go for as little as one million to five million shillings. Rent in Kampala’s outskirts can start from 80,000 shillings a month for a single room. Meanwhile, towns like Mbarara and Fort Portal are becoming more expensive as they develop, though both remain cheaper than central Kampala for now.

    For anyone willing to look beyond the usual options, Uganda has no shortage of affordable places to put down roots.
