    Sudhir Ruparelia Expands Real Estate Portfolio with Pearl Business Park Opening

    Ugandan businessman Dr. Sudhir Ruparelia has officially opened the new Pearl Business Park in Kampala. The development sits on Yusuf Lule Road, close to the central business district, major government offices, and several diplomatic missions. Its location makes it one of the most accessible addresses in the city for companies and organizations.

    Pearl Business Park is being developed by Meera Investments, the real estate arm of the Ruparelia Group. The first phase, called Pearl Tower One, is a Grade A commercial building that offers modern office space with reliable power, high-speed internet, modern lifts, and 24-hour security. It also has a multi-level parking facility that can accommodate more than one thousand vehicles, easing congestion for tenants and visitors.

    The site is planned as a mixed-use business complex covering about 18 to 20 acres. When fully complete, it will include multiple office towers, a five-star hotel, a shopping mall, and a modern hospital. The idea is to create a single location where people can work, meet clients, shop, relax, and access health services. This model has become popular in major African cities because it saves time and improves convenience for businesses and their employees.

    The building’s design combines style with efficiency. Its glass façades bring in natural light and offer views of Kampala’s skyline, while energy-saving systems help reduce running costs. Landscaped areas and green spaces have been included to create a pleasant environment for those working in or visiting the complex. These design choices also reflect a growing demand for eco-friendly buildings in the city’s commercial market.

    Pearl Business Park’s central position is a key selling point. Yusuf Lule Road connects directly to important parts of Kampala, making it easy to reach from Kololo, Nakasero, and other prime areas. For companies that work with embassies, government offices, and international agencies, the location offers quick access to important partners and clients. The land was previously occupied by the Chieftaincy of Military Intelligence, meaning the project replaces a strategic site with a new commercial hub.

    At the opening, Dr. Ruparelia said the building reflects his belief in Uganda’s potential for economic growth. He noted that the country’s business environment is improving and that investors should match this progress with high-quality infrastructure. By providing a modern space for local and international firms, the Pearl Business Park aims to support that growth and attract more business activity to the city.

    The timing of the opening is important for Kampala’s property market. Demand for Grade A office space has been rising as more companies look for well-equipped and centrally located premises. By adding thousands of square meters of such space, the project gives businesses an alternative to older or less well-serviced buildings. For multinational corporations, the facilities and location could make Kampala a stronger base for East African operations.

    There are small differences in public reports on the height of the first tower. Some sources describe Pearl Tower One as 19 storeys with about 24,000 square meters of space, while others mention 16 storeys. This may be due to different counting methods or references to separate parts of the complex. Regardless, all agree on its Grade A classification, its extensive parking, and its modern facilities.

    The Pearl Business Park is expected to have a broad impact on the local economy. Construction and ongoing operations create jobs directly, while new tenants bring in their own staff and suppliers. With Dr. Ruparelia’s companies already employing over 10,000 Ugandans across hospitality, education, finance, and real estate, the project builds on his long-standing role in the private sector.

    Beyond jobs, developments like Pearl Business Park can raise standards in Kampala’s commercial property sector. By introducing more advanced designs, better amenities, and professional management, they encourage other developers to improve their own projects. Over time, this competition can benefit tenants through more choice, better services, and clearer lease terms.

    In practical terms, the Pearl Business Park offers businesses a location that is easy to reach, has the infrastructure they need, and projects a professional image. The combination of prime location, modern facilities, and long-term development plans positions it as a key player in Kampala’s growth as a regional business hub.
